Is there a stretch of highway around you where it seems like a lot of commercial buildings are sitting empty and have been for ages? This article about the White Horse Pike in South Jersey notes that there are supermarket buildings and storefronts and lots that have been vacant for over a decade and no sales or redevelopment in sight. One motel has been sitting there for 30 years with the shell of the building completed but nothing else done; a CVS opened with the idea that a shopping center would be built around it, but the shopping center ain't happening. Low population density (in New Jersey?!? Yep, it's Pineys out there) and a lingering bad economy are holding things back. What stretch of your market could use some help? (Press of Atlantic City)
